Lennar

Lennar pairs its “Everything’s Included” pricing with its rotating “Own Your Dream” sales event and Lennar Mortgage financing incentives on select quick-move-in homes — its current Las Vegas advertising shows a 30-year conventional fixed rate of 4.875% (4.930% APR) plus all Lennar-paid closing costs (excluding discount points) on eligible homes signed 8/3/2026–8/9/2026 that close by 9/25/2026. These rate promos refresh in roughly weekly signing/closing windows (a prior week ran a 7/6 ARM at 3.99%), so the exact rate and offer move — ask me for this week’s current rate, offer and deadline at Sunstone or your target community (verify with the builder).

Century Communities

Century Communities owns the Skye Canyon master plan and rotates financing offers through its affiliate Inspire Home Loans — its current “WOW Doesn’t Wait” event advertises rates as low as 3.375% (4.122% APR) on a 30-year FHA 5/1 ARM for years 1–5, or 4.875% (5.115% APR) on a 30-year conventional fixed, on select Las Vegas-metro homes contracted between 7/29/2026 and 8/31/2026 that close on or before 9/30/2026 (based on a seller contribution toward discount points, limited and subject to change). Skye Canyon is selling across its Skyeview, Eaglepointe and Marvella collections — ask me which homes qualify today (verify with the builder).

Toll Brothers

Toll Brothers is running a Quick Move-In Sales Event (advertised Aug 8–23, 2026): Toll Brothers Mortgage is offering a 2/1 Buydown on a 30-year fixed loan that cuts the rate to 3.99% (6.04% APR) in year one and 4.99% in year two before settling at the 5.99% note rate for years 3–30 — about $11,086 in first-two-year savings on the sample loan — on select quick-move-in homes (sign a Sales Agreement on/after 7/1/2026; the event highlights homes that close by 8/31/2026, with fine print allowing closings through 9/30/2026). Its gated Toll Brothers at Skye Canyon – Paloma Collection is in its final opportunity, priced from $665,000 with about three move-in-ready homes remaining, and Elkhorn Grove is selling the Sentinel Collection from $644,995 and Regalia Collection from $719,995. Because Paloma is nearly sold out and the rate program rolls forward, ask me which homes are still available and today’s exact rate (verify with the builder).

Woodside Homes

Woodside is running its ‘Imagine Happier Bonus’ — a flexible cash incentive credit you can apply toward premium upgrades and add-ons, closing-cost assistance, or a mortgage rate buydown, on select move-in-ready homes. Woodside quotes the bonus personally rather than posting a fixed dollar figure: availability varies by community and homesite, other restrictions apply, and you get your amount from a Home Advisor (financing through Home American Mortgage). Its Sunstone collections include Lyra at Sunstone (Collection One from $533,990, Collection Two from $669,950) and Capella at Sunstone (from $617,950); ask me for your personalized bonus, any current rate offer and the qualifying homes (verify with the builder).

Richmond American Homes

Richmond American is running a Savings Event on quick move-in homes in Las Vegas, financed through its affiliate HomeAmerican Mortgage: closing-cost assistance is applied toward a permanent interest-rate buydown, and it is currently advertising rates as low as 3.750% (5.756% APR) on a 30-year adjustable-rate FHA loan and 3.999% (5.317% APR) on a 30-year adjustable-rate conventional loan, plus fixed-rate FHA, conventional and VA options. Its current August signing window runs through 8/24/2026 with closings generally required by 9/30/2026 (some options allow closing through 12/31/2026), and these rate windows roll forward roughly month to month. Funds are limited and offered first-come, first-served, so the exact rate and sign-by deadline move each cycle — ask me for this cycle's current figures. Solstice at Sunstone is its Northwest Las Vegas community, selling from the high $500s — ask me for the current offer, rate and deadlines (verify with the builder).

Shea Homes / Trilogy

Trilogy at Sunstone is a gated 55+ resort village priced from $399,990, it has been named Best 55+ Community of the Year in Las Vegas, and Trilogy by Shea was again named America’s Most Trusted® Active Adult Resort Builder in Lifestory Research’s 2026 national study — its 14th consecutive year. Shea is offering limited-time incentives on select quick-move-in designer homes (typically credits toward preselected options/upgrades plus closing-cost help when financing through Shea Mortgage, though Shea Mortgage isn’t required), quoted per home while those homes last. Four collections are selling — Resort from $399,990, Freedom 35 from $460,990, Freedom 40 from $499,990 and Freedom 50 from $617,490 — ask me which homes are selling today and the exact current incentive (verify current figures with the builder).

Tri Pointe Homes

Tri Pointe’s ‘Live Brilliantly’ Sales Event is running now, with two ways to save on select move-in-ready homes financed through its affiliate Tri Pointe Connect: a closing-cost credit you can use as you choose — currently advertised up to $100,000 (a smaller up-to-$50,000 tier is also posted) — OR a below-market, builder-bought-down 4.99% (5.578% APR) rate on a conventional 30-year fixed loan (a companion 4.99% option adds a move-in package). The exact credit, rate and qualifying homes are quoted per home and roll forward every few weeks, so figures move — ask me for today’s offer. Tri Pointe builds the Kyle Pointe neighborhoods (Alder, Alpine Ridge, Arrow Peak), Aberdeen and Citrine in the northwest — ask me which homes qualify right now (verify with the builder).

Pulte / Del Webb

Pulte is advertising a first-year rate as low as 1.99% (about 5.781% APR) on select quick-move-in homes financed through Pulte Mortgage, plus savings of up to $85,000 on eligible quick-move-in homes, for purchase agreements accepted 7/3/2026–8/31/2026 that close by 10/31/2026 (the 1.99% first-year rate specifically requires closing by 8/31/2026; limited, first-come, first-served, part of its Summer Sales Event). Savings are typically structured as a rate buydown plus design-center or price savings, and the amounts vary by community and home. Talvona at Skye Hills appears to have closed out its current release, so ask me for Pulte’s nearest active Northwest-area homes and any Del Webb release (verify with the builder).

KB Home

KB Home pairs transparent, built-to-order pricing with below-market rates through its affiliate KBHS Home Loans — its current advertising shows a builder-bought-down rate as low as 4.75% (5.386% APR) on a 5/1 FHA adjustable-rate mortgage, plus 5.75% (6.410% APR) on a 30-year fixed FHA loan and 5.99% (6.002% APR) on a 30-year fixed conventional loan at select communities (rates as of 7/29/2026; the advertised APRs factor in a $5,000 closing-cost credit plus other seller contributions, and you must sign a purchase agreement by 8/31/2026, finance with KBHS and lock within 30 days to qualify). Its rate float-down also lets you lock a rate while the home is built with a one-time option to float down if rates drop before closing. Its Vertice at Skye Summit (299 homesites) is in land development with sales expected to open later — ask me which currently-selling KB community is closest to the northwest in the meantime (verify with the builder).

D.R. Horton

D.R. Horton leans heavily into mortgage incentives — through its DHI Mortgage affiliate it advertises builder-paid temporary rate buydowns and closing-cost credits on select Clark and Nye County quick-move-in homes; recent Las Vegas homes have carried roughly $9,700–$9,900 in buydown funds you can steer toward a lower payment or closing costs, and each rate pool holds only until it is depleted, then refreshes roughly monthly — ask me for the current one. Its year-round Home of the Brave program (contracts 1/1–12/31/2026) adds up to $1,500 toward closing costs for military, veterans, law enforcement, firefighters, healthcare workers and teachers at every D.R. Horton Las Vegas community. D.R. Horton has also acquired land at Skye Summit; confirm the nearest currently-selling NW community and any Skye Summit timing (verify with the builder).

Taylor Morrison

Taylor Morrison — repeatedly recognized for customer trust — runs rolling ‘Flex Cash / Your Way’ incentives of up to $50,000 that buyers can apply toward a mortgage rate buydown or discount points through its affiliate Taylor Morrison Home Funding, closing costs, up to a year of HOA dues, or design and structural options (price-reduction portions are open to all buyers). The specific promotion and sign-by window roll forward every few weeks, so ask me for today’s offer amount and dates. Its Northwest debut is expected at Skye Summit (breaking ground 2026); ask me to flag the moment pricing and lots release (verify the current offer with the builder).

Beazer Homes

Beazer’s flagship Mortgage Choice program lets multiple vetted lenders compete for your loan while you still receive Beazer’s builder incentives (rate buydowns and closing-cost help) no matter which lender you choose. Its current Las Vegas advertising highlights a starting rate as low as 3.490% with a Choice Lender on select quick-move-in homes, and it quotes its full limited-time savings (rate buydowns and closing-cost or Design Center credits — recent Las Vegas homes have carried up to about $25,000) when you schedule a visit rather than posting a fixed figure. It also highlights the monthly savings of its ENERGY STAR® certified homes (rated up to 44% more efficient than the average HERS-rated new home). Beazer stays active across roughly 20 Las Vegas communities; its Northwest Rancho Crossing community is now reported sold out, with Rainbow Crossing (near the 89130 area) among its closest active communities — so ask me which Beazer homes are currently selling nearest the area you want, and confirm the current incentive (verify with the builder).

The advertised incentive is the ceiling buyers see — not the one I get

Builders publish a headline number to get you in the door. Depending on the community, the quarter, and how a homesite is sitting, there’s often more on the table — rate buydowns, lot-premium credits, design-center dollars, or closing costs. I negotiate beyond the posted offer, and I make sure you’re not overpaying for the wrong lot.
