Buy a Northwest Las Vegas home without flying in

Most of my buyers are relocating from California, Arizona, Washington and beyond. Here’s how we do it remotely.

Get registered & pre-approved

I register you with the builder before your first visit so your representation is locked in — free to you — and connect you with a lender if you want one.

Tour live or filmed

I walk the model and the actual homesite on FaceTime, or film it and send Google Drive video links — lot, street, views and all.

Pick the lot & negotiate

We choose the right homesite, push past the advertised incentive, and handle the contract remotely. You sign electronically.

Does it cost me anything to use you on a new-construction home?

No. On new construction the builder pays the buyer’s-agent commission, so my representation is free to you — as long as I register you with the builder before your first visit and I’m on that first tour (in person or by FaceTime).

Why do I need my own agent if I can just walk into the builder’s model?

The on-site sales team works for the builder, not for you. I represent your side — choosing the right lot, reading the contract, comparing communities, and negotiating beyond the advertised incentive. It costs you nothing extra.

Can I buy a home in Las Vegas while living in another state?

Yes — most of my buyers do. I tour models and the actual homesites live on FaceTime, or film them and send Google Drive video links. You review everything remotely and sign electronically.

Will you really share builder prices, or make me call for them?

I share them. Base prices and floor plans are public and you’ll find them on my builder pages and the builders’ sites. Just remember a base ‘from’ price excludes lot premiums and design upgrades, which commonly add ~20% or more — I’ll always walk you to the true all-in number.

What taxes and fees should I budget for in Northwest Las Vegas?

Nevada has no state income tax; property tax is relatively low (roughly a 0.5–0.75% effective rate) and owner-occupied homes are capped at a 3% annual increase. Budget for HOA/master-association dues and check whether a community carries a SID/LID bond. Always verify current figures.

Builders move fast and the best homesites go to buyers who are ready. My preferred lender can pre-approve you in days — and yes, out-of-state and remote buyers are welcome. You can still book a tour with me without one.
